  • Do a walk-through inspection with tenant before moving in
  • We use a prepared check-list form from Car.gov on each room as to the condition of the property
  • Collect rent & security deposit
  • Send your rental check by direct deposit along with a monthly statement
  • Release the tenant if he moves and do a move-out walk-through
  • Check property on a regular basis to ensure that the  property is being maintained
  • Provide a year-end transaction statement and 1099 for your income taxes
  • At the owners request, provide a once-a-year value appraisal to keep you informed of your homes value
  • Inform owner of any necessary repair work and coordinate with professional service(s)

Rental Application Process

  • Submit a completed application with a small non-refundable credit report fee 
    • A credit report fee is collected for each tenant
    • We require two past rental addresses including the managers name and phone number
    • The application needs to be signed in all indicated places
  • Management will review the application(s) and will run the credit report(s)
  • All parties will be interviewed by Management
  • Management will get a final approval from the owner of the home
  • Management will contact the potential tenant for a showing of the property once the application is pre-approved
  • An appointment will be scheduled for all documents to be signed
    • Security and Cleaning Deposit to be collected at signing of documents
  • Move in inspection to be completed and signed by Management and the tenant(s) on the date of move in
    • First Month’s Rent or any additional monies to be collected on or before move in
